The cheap Bulgarian property market attracts many investors from all over the world. The prices of agricultural land in Bulgaria have risen by over 26% for the last year, and still the rates are times lower compared to all European Union countries. Bulgaria offers great climate for all sorts of crops and that is why an increasing number of British, US, Greek, Danish, Belgian and Italian investors are attracted to Bulgaria.
During 2005 94% of all property deals were aiming development of the agricultural sector. The average price was 194 levs per 1000 sq m. Most attractive remain the parcels in Dobrich which one of the most productive regions for crops. Lowest prices score the plots in North-West Bulgaria.
It is not a secret that the EU memberships stimulated many investors to re-group large pieces of land in order to be part of the subsiding programs of the union.
Deals aiming change of status were closed at average price of 28 000 levs per sq m.As usual most attractive are plots close to the sea and ski resorts.Highest prices were noted near Sunny Beach and Nessebar.
2008 will be marked by a discussion how to stimulate the re-grouping of plots as it remains one of the biggest problems.
